Taking into account the increase in competition for the lease and purchase of land, information on the activities of competitors in the company’s area of interest is a mandatory component of effective land bank management.
The methodology for analyzing the competitive environment is based on 3 key blocks — fields, land plots within the village council, data from the Register of Property Rights.
The methodology for the analysis of land exchanges involves the analysis of the map of fields and the map of land plots, acts of exchange with counterparties, registers of lease agreements and data from open state registers on land plots in the area of interest.
A comprehensive analysis of competitors and exchanges provides the agricultural producer with information on opportunities for land consolidation, the purchase of land plots, and also allows to evaluate the equivalence and effectiveness of the exchange in terms of counterparties and regions of the company’s operations.
The report on competitors allows to determine the list of counterparties whose lands are present within the fields, in particular, to identify the territorial location, area and term of lease of other people's plots. Based on this data, you can calculate the % of field management for each counterparty, evaluate their influence and competitiveness.
Most of the echange procedures are carried on the terms of verbal agreements between agronomists of the companies. The exchange is defined as "field for field" without detailing the list of plots, while the fact of carrying out and conditions of such agreements are not formalised. As a result, information about exchanges might be lost, and the risk of loss of cultivated areas increases.
Formalisation of exchanges provides the following results:
- Identification and reduction of land loss risks within cultivated areas;
- List of areas of possible exchange for further conclusion of exchange/sublease agreements with counterparties;
- Analytics for prioritizing the work of the Land Department and developing a communication strategy with landowners and competitors.
The Balance of Exchanges allows you to determine a list of land plots that are likely to be exchanged between counterparties, and to assess the profitability of such a trade for the company. Balance indicators allow to determine the directions and priorities in working with competitors in each of the regions of activity and to implement management approaches focused on land consolidation.
Information on the presence of competitors in cultivated fields expands the data of the Land Bank Balance Sheet and identifies counterparties for potential land exchange.
Additional results (optional):
The cost of analysis of competitors and exchanges depends on the size of the area of interest to be analyzed, on the region and on the consolidation of the Customer’s lands. The cost of the service is $1/ha.
The exchange balance makes it possible to determine whether you benefit from the exchange; find plots that are leased, not cultivated and not in exchange; to develop a consolidation strategy within the framework of launching the land market.
As a result of the analysis of competitors, you will receive analytics on the cultivated area, terms and rates under lease agreements, land plots in ownership, court cases (if there are any) on land plots, exchanges with other counterparties. You will also receive a rating of the consolidation of competitors’ fields.
The obtained analytics will help to develop a strategy for the expansion and consolidation of land by identifying unprofitable exchanges for your company, weak points in the fields of competitors, so-called “gray” land plots, unjustified cultivation, etc.
